“I am truly impressed with the professionalism shown by Stuart Cowie on purchase of our first investment in hotel room.
Stuart explained in detail about the process and arranged a site visit to the actual hotel so we could inspect the proposed development. This gave us assurance and we were happy to progress.
Many thanks for your help.”
The north east has a high percentage of elderly inhabitants. County Durham has high percentage of over 65s, accounting for around 19% of the overall population. Since 2001, the number of over 65s has increased by 21%, which is more than the regional increase of 14.6% and the national increase of 18.8%. Those aged 65+ are expected to increase from 1 in 5 people in 2013 to 1 in 4 by 2030.
Retirees are attracted to the county due to its proximity to many national parks and Areas of Outstanding Natural Beauty, rural location and slower pace of life compared to surrounding counties.
Download our guide to find out how the dramatic increase in over 65s can positively affect the luxury retirement home investment market.
Luxury retirement homes that accommodate self-funded residents are performing well. 9% are reporting profit margins of 40% or more, and over a third are reporting margins of 30%. In short, luxury retirement home investments are lucrative and increasing demand will only escalate that.
Windlestone Hall is possibly one of the most significant buildings in the north east. Previously the birthplace of former prime minister Sir Anthony Eden, the hall sits on extensive grounds and is located close to the North York Moors, Yorkshire Dales and the North Pennines Area of Outstanding Natural Beauty.
This Grade II listed hall will undergo sympathetic refurbishment to create a selection of around 45+ spacious en-suite apartments. The extensive grounds the hall sits on will be utilised to create a further 40 luxury apartments. Each will be sensitively designed to be in-keeping with the building’s original design and architecture.
